Get a Permit First!

Considering home renovations this spring? Here's a tip: Get a permit first.

Many homeowners don't bother with permits because they don't know that they need one, they're afraid that they won't be approved, or they want to avoid higher property taxes. Those are all legitimate reasons, but not getting a permit can backfire on a homeowner very quickly.

For instance, when irate neighbors complain about the noise of your renovation, you're covered from any ramifications if you've prepared by obtaining permission from the zoning department first.

Also, it may be difficult to sell a home that has had illegal repairs or renovation. If, for example, that 4th bedroom was never approved, your home will only legally be viewed as a 3-bedroom. You won't get a Certificate of Occupancy (C of O) for the buyer when you sell your home and it may make it difficult-if not impossible-to get fair market value for your property.
